These terms govern your use of the LotRights website and the reports it produces. By requesting a report, or by using a report someone shared with you, you agree to them. If you do not agree, do not use the service.
Our privacy policy explains how we handle personal information and is part of these terms.
1. What the service is, and is not
LotRights assembles publicly available county, state and federal records about a single Fairfax County parcel and presents them in plain English, with a citation and a confidence level on every item. The free Snapshot covers the basics; paid tiers add more items, a concept sketch and, in the Verified tier, a section signed by a licensed professional.
A report is informational and is not a zoning determination, survey, title report, legal opinion, or engineering opinion. LotRights is not the Fairfax County Zoning Administrator and cannot issue a binding zoning determination. Only Fairfax County can determine how the Zoning Ordinance applies to a specific property.
2. Public records, county data attribution and no warranty
Reports summarise public records as of the retrieval dates shown next to each item. Those records may be incomplete, out of date, or contain errors. Fairfax County itself states that its GIS data are not survey products and are not to be used as a legal description, and provides them without warranty of any kind.

Parcel boundaries, setback lines, easements, floodplain and Resource Protection Area limits, and any “buildable envelope” are approximations derived from county GIS geometry. Actual boundaries can only be established by a Virginia-licensed land surveyor. Recorded easements, covenants and deed restrictions can only be confirmed by examining the land records of the Fairfax County Circuit Court. Private restrictions (homeowners’ association rules, architectural review requirements, unrecorded agreements) may exist that do not appear in any public dataset.
The service and every report are provided “as is” and “as available”, without warranty of any kind, express or implied, including any warranty of accuracy, completeness, merchantability, fitness for a particular purpose, or non-infringement. “Estimate” values are calculated from other data and have not been measured. Nothing in a report guarantees that any permit, special permit, special exception, variance or approval will be granted.
3. Verify before you rely on anything
Before spending money in reliance on anything in a report, confirm the relevant items with Fairfax County Zoning Administration (703-324-1314) and, as appropriate, a licensed land surveyor, architect or engineer, and a Virginia-licensed attorney. You accept that you are responsible for that verification and for any decision you make.
4. AI-generated content
Plain-English explanations in a report are generated by an AI model from the structured findings shown alongside them. The AI does not add constraints. Where it extracted information from a scanned document, that extraction is marked “AI-extracted, pending human review” until a reviewer confirms it. AI text can be wrong; the cited record and the finding’s confidence level control.
5. Verified tier and professional review
In a Verified report, the professional review section is prepared by a named individual licensed in the Commonwealth of Virginia. That professional’s opinion is limited to the matters expressly stated in their signed section, which lists the specific items it covers, and does not extend to the automated portions of the report. Their engagement is with LotRights; you may retain your own professional at any time.
6. Using the service
You agree to:
- give accurate contact details and accept the disclaimer honestly when you request a report;
- use reports for your own evaluation of the property, or to share with your advisers, buyers, sellers or contractors for that purpose;
- not scrape, bulk-download, resell or republish reports or the site’s data, and not exceed the request limits the site enforces;
- not use the service to build profiles of property owners or to harass anyone.
Report pages are reachable by a private link. Anyone who has the link can view the report. Keep it private if you want the report private.
Paid tiers are described on the site. In the current preview, upgrades are provided without charge and may be withdrawn or changed at any time.
7. Intellectual property
The underlying public records belong to their respective governments and are attributed above. The selection, arrangement, narrative and sketches in a report, and the site itself, are owned by LotRights. You receive a personal, non-exclusive licence to use and share the report for the purpose in §6; all other rights are reserved.
8. Privacy and owner names
We handle personal information as described in the privacy policy. Owner names shown in reports are taken from county records; an owner may ask us to stop showing that field through the privacy request form.
9. Limitation of liability
To the fullest extent permitted by law, LotRights, its owners, staff, contractors and licensed reviewers are not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profit, property value, opportunity or data, arising out of or related to the service or any report, however caused, even if advised of the possibility.
To the fullest extent permitted by law, our total liability for all claims relating to the service or a report is limited to the amount you paid for that report in the twelve months before the claim arose, or, for a free Snapshot, fifty US dollars.
Some jurisdictions do not allow certain limitations; in that case the limitation applies to the greatest extent the law allows.
10. General terms
These terms are governed by the laws of the Commonwealth of Virginia. Any dispute will be brought in the state or federal courts serving Fairfax County, Virginia, and you consent to their jurisdiction.
If any part of these terms is unenforceable, the rest remains in effect. Our failure to enforce a term is not a waiver of it. These terms and the privacy policy are the whole agreement between you and LotRights about the service.
We may change these terms; the effective date above will change when we do, and continued use after that date is acceptance. Material changes will be announced on the site.
